How much does staging cost?

First of all, it PAYS to stage. The cost will vary depending on the amount of staging required and you can certainly control that by implementing many of our recommendations on your own.  One thing for certain is that the investment in staging will definitely be much lower than your first price reduction! You will more than make up for it in both the selling price and time on the market.  

Why do I need a home stager?

It is extremely difficult for homeowners to objectively assess what their home looks like to potential buyers.  The way that you live in your home and the way you need to market it to sell are two very different things.  A stager is professionally trained to provide you with an emotionally detached view of your home through a prospective buyer’s eyes.

Why would I spend money on a house that I am selling?

Sellers must realize that staging is an investment that will secure the equity in their most important asset.  When viewing a home, buyers are mentally calculating deductions from the asking price for everything they perceive as work that they would have to do if they purchased the home.  Furthermore, they will often attribute a higher dollar value to each item than it would cost if the current owner made the changes.  63% of buyers are willing to pay more for a house that they consider to be “move-in” ready.  If you have already done the work, they will have nothing to deduct from your asking price. 

Can’t the buyers just see the home’s potential?

Unfortunately not.  The vast majority of buyers will not be able to see past your “stuff”.  They will form an impression - positive or negative  -  within 20 seconds, and they will continue to reinforce that impression while touring the rest of the house. You do not want buyers to see “your home”; you want them to envision themselves in the home.
